1. Figure out priorities on your lot.

Because the sizes, location, shape, and more can vary so much from one lot to the next (even within the same neighborhood!), be sure to outline your priorities before you even start looking. Is there anything that’s out of the question? Are you tied to a certain neighborhood or willing to look in other areas too? When you think about what’s near or on your lot, are you flexible or are there must-haves in the back of your mind? Figure these out and let them guide you on your search.

2. Tour the neighborhood. 

When you find lots for sale, don’t just observe the lot. Go beyond it and get to know the neighborhood that it’s located in. Evaluate the traffic, noise, crime rates, and income levels. Keep in mind what’s important to you as you evaluate those. Secondly, evaluate whether or not your custom home fits the neighborhood. Consider how your home would look surrounded by the current homes in the neighborhood. 

3. Look beyond the obvious. 

Depending on what you outlined in step one, you might have a great opportunity to find a hidden gem by looking beyond the obvious. Where are there lots that are in an odd shape or length? Just because it doesn’t look like the conventional square or rectangle doesn’t mean it can’t work for your custom home. You might even be able to score some savings by opting for an odd lot. 

Or, consider large properties. You might have driven right past the perfect lot because it was much bigger than the size you need. Consider going in on a purchase with a trusted friend or family member. Oftentimes sellers don’t want to parcel out their land for fear of losing profit or ending up stuck with a random size of land that they can’t sell. But if you can split up the lot with someone else, you’ll not only get the land you want, but you also get to handpick your neighbors.

4. Find a good custom home builder. 

As a homeowner, you have a good instinct regarding what you want, like, and dislike. But it’s easy to miss items that you aren’t trained to catch.
